Compass Park application submitted

Wednesday, July 9, 2025

A hybrid planning application showing the masterplan for Compass Park has been submitted.

Dealing with developing the 120 acre site off Little Bushey Lane and the entrance, the application reveals housing for 700 houses, a 70 bed care home, site for a school and various commercial and retail buildings.

Described as a 'sustainable new green neighbourhood' the site covers a swathe of agricultural land from Geddes Road down to the Metropolitan Sports Club and provides an important green belt buffer between Little Bushey and North Bushey and Watford.

Landowners, the Masonic Charitable Trust plan to develop the site in conjunction with Clarion Homes' commercial arm, Latimer, and national housebuilder, Hills.

The site does not deliver any more that the statutory 50% affordable housing, but does claim it will have Bushey's largest community park and a village green.

The application is expected to be determined by Hertsmere's planning committee sometime in 2026, and residents can comment on the application here. Alternatively you can email consult.planning@hertsmere.gov.uk quoting application number 25/0972/FULEI
